Buying Property in Greece..is different in Greece than in many other European countries. As a customer of A Place in Crete we assist you with all the paperwork. You need to have a lawyer who will obtain a “Power of Attorney”, which means that the lawyer can sign all necessary papers in your absence. You have the option of choosing your own lawyer on Crete or we can recommend you some.

First we need to have full information concerning the buyer which includes:

• Copy of passports
• The completion of a form – ”Personal Particulars” – necessary for the legal process

Next, the Power of Attorney has to be handed over to the lawyer. During your stay in Greece this is a very simple process.

During your absence from Greece the Power of Attorney should be signed in the Greek Consulate of your country. This has, among other benefits, the advantage that the document will be issued in Greek and no further translation is necessary. If there is no Greek Consulate in your area, you can sign the Power of Attorney at a local Public Notary, but then it has to be authorised. Your lawyer will send you a draft copy of the Power of Attorney, which you will need to fill in with the name and other details of your representative. Then these documents have to be signed and formalised at the Consulate or local Public Notary.

LAWYER Will Complete

  • Open a bank account in your name in a Greek bank
  • Obtain the tax number (AFM)
  • Examine any encumbrances on the property
  • Examine all contracts that are registered relating to the property
  • Control technical drawings on the property
  • Make payments on behalf of the customer
  • Present the contract to the Notary Public
  • Sign the final contract of acquisition in your name, if necessary. The draft contract for the Notary is prepared by the attorney. This will be handed over to
  • Notary Public, who performs the same investigations and information obligations as an authorized broker / lawyer.

Greek law requires that the buyers obtain their own lawyer when purchasing a property, which guarantees that the right procedures are followed. Therefore you could even claim that buying property in Greece is safer than in other countries! You can, of course, deal with the purchasing process yourself, but the cost will be no less.
